Tumblers, Wine glasses, Coffee mugs. Since your occupants often entertain guests keep this in mind
4 Dishcloths, 6 Dish Towels, 4 Hot Pads, 1-2 sets Oven Mitts, 8 Cloth Napkins, Place Mats, 1 -2 Cutting Boards,
Colander, 1 Plastic or Glass Pitcher, 1 Hand Mixer, Broom, Dustpan and Mop
Set of Pots and Pans, Electric Coffee pot for 8, 1 Teapot, 1 Salad Bowl, 1 set of measuring spoons and measuring cups, 1 Wine Opener,
1 Bottle opener, 1 garlic press, 1 pizza wheel, 4 Serving Bowls, 1 set of mixing bowls, 2 serving trays, 1 cream and sugar serving set, 4- 6 Plastic glasses, Toaster, 1 Electric and one manual can opener,1 Cutlery set, 1 blender, 3 casserole dishes w/lids, 1 waste basket, salt & pepper shaker, 1 knife sharpener, 2 cookie sheets, assorted bakeware (for cakes,etc), 1-2 spatulas, ladle, vegetable peeler, 1-2 serving spoons,Rubber Spatula, Grater, Paper Napkin Holders (for Kitchen paper towels and paper napkins), 1 coaster set

One Gas or Propane Outdoor Grill (if propane, should be filled). with a Cover that fits tightly over Grill. Cover should have straps to keep secure or use a couple of bungee cords, One set of BBQ utensils, one wire brush (for cleaning grill), lighter for Grill, One table with 4-6 chairs, 2 chaise lounges
Fireplace
If you have a fireplace, provide gas burning log set and turnkey for the gas as well as 1 Lighter
Miscellaneous
2 Large Trash Bins, 1 Garden hose, 1-2 doormats, 1 step stool, 1 bucket, Basic cleaning supplies, 8 replacement light bulbs, replacement batteries for Smoke Detectors (Duracell batteries are not recommended), phone and phone book, basic tools including hammer, pliers, wrenches, screwdriver set; Flashlight, emergency candles and matches/lighter
What types of Cable Services do I provide?
Typically, the Owner will provide an expanded cable package and
Movie Channels are always a plus! Also, Occupants request High
Speed Internet access (WIFI) and Free Nationwide Long Distance
Phone Service.
What about Utilities?
Gas and Electric are provided at capped amounts. Depending on
the size of the home, Gas typically ranges from $40 - $50 per
month and Electric between $80 - $125 per month. Anything
beyond these amounts would be deducted from the Occupantʼs
security deposit. Water and Trash are typically paid by the Owner.
What other Expenses am I responsible for?
The Owner should have the home professionally cleaned,
including the exterior and interior windows, prior to the Occupantʼs
move-in date.
The Owner would be responsible for the HOA dues as well as
maintenance of the Front and Backyard (including pool/spa if
applicable).
What Expenses is the Occupant responsible for?
The Occupant would pay an Exit Cleaning Fee, typically between
$125 - $150. If the Occupant exceeds the cap amounts on Electric or Gas, and/or the Occupant causes damage to the Residence, these amounts would be deducted from the Occupantʼs security deposit.
